Well, Thanksgiving is only a few days away and in my house that means we start digging out all our Christmas decorations this Friday.

One of my favorite things to decorate is the mantle over the fireplace.  From stocking to candles to pine-cones, there are really limitless ways we all can decorate.

Economical Vacant Properties Staging Alternative – Virtual Staging

Kate’s Home Staging and Redesign now offers Virtual Home Staging for home sellers, builders, contractors, Realtors, short sales and foreclosure properties.   Any property for sale that is vacant will definitely benefit from our new service. Virtual Home Staging is an affordable option when it is compared to renting furniture and accessories for three rooms plus the cost of design, setup, and monthly maintenance.

To stage three key rooms in any vacant property (for a two month timeframe) will run you several thousand dollars plus the time it takes a professional home stager to design, order, and arrange furniture delivery and layout.  For $500, you can have several of your vacant rooms Virtually Staged within a short time frame.  By virtually staging a vacant property, you will increase the online potential buyer audience.

Most buyers start their search for a new home online before they even contact a Realtor, this makes your property’s online presence even more important.

Check out these ‘Before” and “After” example of a virtually staged property:

According to the 2011 RESA (Real Estate Staging Association) study, it does not benefit the home seller to list their property first (unstaged) to see if it will sell.  When these same homes are professionally staged, they sell 79% faster.

Also, 90% of potential home buyer’s cannot visualize a space without furniture.  The National Association of Realtors states that 90% of potential buyers start their search for a new home online.

By using Virtual Home Staging for your vacant properties, potential home buyers will be able to visualize the dimensions of a space and understand how furniture should be arranged in any specific space.

Kate’s Home Staging and Redesign recommends that all vacant properties should stage the three main rooms of their house – Living Room, Dining Room, and the Master bedroom.

By utilizing Virtual Home Staging, three room can be staged for under $500. There is a three room minimum to create virtual staging rendering of your space.

For an additional discount, use Kate’s discount code “KATESVIRTUAL” when you place your order with our affiliate partner.

Orange County NY – Home Staging Benefits for the Realtor and Seller.

The most buyer traffic will come through a home the first two weeks it is on the market than any other time period. No one gets a second chance to make a first impression and when you are talking about real estate, the only way to generate new interest in your home is to drop your price to attract a different group of potential buyers.  With buyers expecting move-in ready homes and becoming more aware of what to expect in a home, more Realtors and sellers are turning to home staging to help them differentiate their homes from the competition.

Home staging is the process of de-personalizing a home and making it “buyer ready” so it appeals to the largest potential buyer audience possible using proven design techniques that highlight the home’s best architectural features.  Home staging, also know as real estate staging, is not home decorating but rather an art that utilizes a home owners existing furniture, lighting, and art work to draw a potential buyers eye to the positive aspects of your home.  Home staging will address furniture layouts, paint schemes, clutter, traffic flows, focal points, lighting, accent colors, and creating that WOW factor.

The potential benefits of home staging for the sellers are:

  • Sellers who stage their properties first, also end up packing most of their belonging before the home goes on the market; this makes the move less stressful.
  • All the clutter is removed from your home prior to your first Open House.
  • The statistics show your home will sell faster because it will show better.

The potential benefits of home staging for potential home buyers are:

  • The buyers can see the architectural features of the home they want to buy rather than wading through clutter and family pictures.
  • Potential buyers are able to envision their belongings fitting in the space because all excess furniture and clutter has been removed.
  • A property that has been professionally staged has an optimal room layouts, which shows all potential buyers the best way to utilize the space in every room.

The potential benefits of home staging for real estate agents are:

  • A home seller who has paid for a home staging consultation will be more likely to listen to the advice of their Realtor regarding price and marketing of their home.
  • A professional home stager may be able to say things to a home sellers that a Realtor may not be able to without jeopardizing his/her relationship with their client.  A home seller expects design advice from a home stager and usually welcomes it.
  • Having a professional home stager on a Realtor’s team is a positive marketing tool to gain more home selling clients in today’s competitive market.
  • A professionally staged property will present better on the MLS and will result in attracting a larger buyer audience.
  • The statistics show your home will sell faster because it will show better.

If you are still unsure about the benefits of having your properties professionally staged, contact Kate’s Home Staging and Redesign to discuss the benefits of staging.  The proof will be in the before and after pictures and how fast the homes sold. Home stagers, Realtors, and Sellers all have the same goal – to sell your home quickly and for the highest dollar amount.

Orange County NY – Top Home Stager – Home Selling Tips for a Quick Sale

Home Staging is the process of highlighting a home’s strengths while downplaying it’s weaknesses, through techniques such as depersonalization, de-cluttering, cleaning, addressing maintenance issues, and implementing interior design principles.

A typical home staging consultation by Kate’s Home Staging and Redesign will last about two hours and will have your home headed in the right direction for a quick real estate sale.

Here are a Few Home Staging Secrets and Tips to Help Sell Your Home:

Remove any furniture from your home that is broken or very worn out and that does not serve a needed purpose.  For example, do you really need several extra chairs in your Living Room when you already have a couch?

Replace any light bulb that is older that 1 year.  Replace the light bulbs with GE Reveal light bulbs, this type of bulb will give off a clear white light and your home will look lighter and brighter if you use it.

All clutter needs to be removed from all your counters, dressers, tables, and sinks. If you have not used something is over six months, now is the time to pack it away in a moving box.

Never place furniture up against a wall; there should be at least a 6-8 inch gap behind every piece of furniture.

Every room should only have one purpose; your Dining Room needs to be turned back into a Dining Room – it should not be your kid’s craft room!

Heavy, dark window treatments should always be removed.  When you are selling your home, you want to use sheers and silk window treatments on your windows to allow natural sunlight to beam into every room.

Light your home appropriately.  According to HGTV, aim for 100 watts of light for every 50 square feet in your home.

Bring greenery in the form of real of faux plants into every room.

To freshen up the appearance of any room, use paint in a neutral color.

The best accent colors to use are red and black, these colors give your room a rich and luxurious look.

External curb appeal is very important, if a potential buyer is turned off by your home’s front yard it is unlikely they will want to enter inside your home.

If you are planning on selling your home, the best time to consult a professional home stager is before you place your home on the real estate market for sale.  You certainly do not want your Realtor to post pictures of cluttered rooms 🙂

In this economy, you only get one shot to make the right first impression.  A professional home stager can help you design each room of your room to ensure you attract the largest potential buyer audience.

Feng Shui Advice – Mirrors in Your bedroom – Is this Bad Feng Shui?

Mirrors are a Feng Shui chi enhancement because this object can activate and circulate chi throughout your home. A well placed mirror can bring light into a dark area, reflect something beautiful, visually enlarge a small space, and provide s sense of safety. Since mirrors activate chi, their placement is always a good idea in your home office, kitchen, living room, or family room.

Your bedroom is a place for relaxation and reflection. Mirrors can activate energy in your bedroom, which can influence your sleep. The larger the mirror is, the more it will negatively influence your sleep.  Closet doors with mirrors are considered a problem and should be covered with a curtain that can be closed at night and opened during the day.  Another option for the mirrored closet doors would be to replace them with a wooden door.

Mirrors on top of dressers are another problem in bedrooms.  A simple solution would be to drape these mirrors with fabric during the night to ensure your sleep is not disturbed.  According to Western Feng Shui, the only time a small mirror is permitted in the bedroom is when the door cannot be seen from the bed. All other mirrors should be avoided in the bedroom.

When selecting a mirror (for your living room, kitchen, bathroom) it is important to ensure the mirror will reflect entire images.  For example, if you have a dressing mirror that chops your head it could affect how you feel about yourself negatively.  Also, it is best to avoid mirrors that are broken up with decorative bevels.  Mirrors should never be placed directly across from each other, this creates an endless reflection which can be very confusing.

So, if you are having trouble sleeping in your bedroom perhaps it is the active chi in your mirrors keeping you up at night. Covering your bedroom mirrors with fabric for a few nights may be worth trying to see how much better you are able to sleep.
